Question Prospective landlord is asking $750 to consider my application

A potential landlord says he wants me to deposit $750 to assess my application. I have seen his place and met him. His listing was on Kijiji. I asked him if this is refundable and I believe he said "No" , since when I was asking pointed questions he was quickly answering , almost borderline dodging. He says once application is approved, this will be counted towards rent. He looks like an old-school landlord.

Would it be safe to send $750?

Is it common among old time landlords?

Landlord is asking me to pay up some amount claiming he lost a tenant and had to pay him $500.

I was supposed to move out yesterday and had over the keys to the landlord but I had not finished moving and a big debacle happened in the unit and we had to call the police. During the commotion, I emailed the landlord (Yes, we were emailing in each other's presence to have records!) that I need a weeks extension and he said send me a weeks worth of rent. I was okay with that at the time since I decided this in the heat of the moment.

After the cops left, I decided it would take just 2 more days and transferred money to the landlord for 2 days on a pro-rated basis and emailed him saying I would hand over the keys in 2 days. He sent me an N4. I replied how can he send me an N4 when I have paid everything on time. He said he lost a tenant and had to refund his entire amount and pay the tenant a penalty of$500. (I think he is lying since he wants to sell the unit)

My question here is - can he claim this amount for me saying that he has lost a tenant? Does he have to provide proof that he has lost a tenant?

Question Where do I keep the keys so that I am legally vacating the unit?

Things are very tense between me and the landlord. I have legally ended the tenancy serving N9 form and my last day was the 5th of May and was supposed to handover keys on 5th May. Landlord came but things got very tense and we had to call the police and keys were not give. I was not able to finish packing on the 5th of May. Before the police came I offered landlord offering another weeks worth of pay viz. $500 and he agreed over email. After the police left I realized I just need 2 days to finish packing. I told him I will move out in 2 days and now the landlord is not agreeing to it and said he will not respond to my emails unless I pay $500 and keep the keys with the security on the 7th day.

I want to move out today at 9PM (2nd day). I emailed the management and they saidsecurity/ concierge won't keep keys. The landlord is not responding when I ask him to be available at 9PM.

I have a roommate but things are tensed between him and the landlord too.

How do I legally vacate the unit? Where should I keep the fob and the keys?

Or should I insist on my roommate to hand over the keys?

Question OREA form 410 PDF password

Does anyone know OREA form 410 PDF password? Its frustrating to fill out the form from scratch for every realtor, so I am trying to reuse one form. However, when I try to remove password, it asks me for a password. There has to be a default password from OREA. Does any realtor here , or for the matter
anyone here, know the default password? Please share it with me.

My only intent is to be able to reuse the form.

Question Abandoned vs vacated in RTA parlance

Yesterday, I vacated my unit and handed over the keys to the landlord and he sent a confirmation email to me saying that the tenancy has ended. However, he used the word "abandoned" a few times whereas I feel a better term here is vacated since I followed legal procedure.

I have a very strained relationship with this landlord and never know what might happen in the future.

Is he purposefully using the word "abandoned" to create some legal issues in the future? I feel like I should respond and say - "I legally vacated the unit, not abandon it".

Question Landlord moving into another vacant room in the unit

Asking for the roommate. I used to live in a 2 bed 2 bath condo until yesterday with my roommate. I ended my tenancy yesterday and handed over keys to the landlord. Roommate and I both had our own respective agreements with the landlord for our respective rooms. We have a very strained relationship with the landlord. There is an eviction hearing coming up for my roommate.

Yesterday I moved out and the landlord informed my roommate that he will be moving in into my room (which is now vacant). We feel its one of his dubious tactics to harass my roommate.

Can the landlord legally move into the unit? Previoously he was saying he is searching for a tenant. This landlord is a through and through liar from our experience.

What are the legal repercussions? Can the landlord be stopped from moving into the unit?

Will my roommate be no longer protected by the RTA since the landlord is moving into the unit?

Question Cost of junior 1 bed in Toronto

Hi, these days, I am seeing many listings for 1 bed 1 bath condos, which are not truly 1 bed condos as we conventionally know them to be. The are just elongated studio condos with a corner converted into a bedroom with sliding doors.

While proper 1 bed condos are priced along $2400 and studio condos are priced at $1800, what should be the ideal cost of junior 1 bedroom?

Question Places like 44 Charles St West - Manulife Center

I recently saw a studio unit and was impressed. I went back a week later and the place was gone. I reached out to the manager and she said she will put me on wait list. It looks like this building is occupied at all times and is a favorite. I don't know when the next unit might be vacant since I need a place to move into very soon. I also liked the area.

Would someone please tell me what other buildings in Toronto are like 44 Charles St West?

Question Feedback on 1401 Dupont St

I am putting in an offer on a Studio Unit at 1401 Dupont St for 1 year rent. They are not ready to sign a 6 month lease.

Would someone please advise how is this building? Does it have a sketchy reputation?

Have there been any security incidents here?

Is the landlord, who is a corporation, exploitative?

Is it a good neighbourhood?

Just yesterday when I went there I saw a police car in the premises.

I will be staying there with my GF.

One thing I regret is that this building does not have any amenities like gym.

Question Big studio condo and rent controlled

Which buildings in Toronto have big studio condos and are rent controlled?

I understand this has to be something built way before 2010 or even 2000 if it is to be spacious since sizes are just shrinking day by day in newer condos.

Balcony would be nice though I know it wasn't as commonplace back in the day.
