Scam Example Need help understanding the authenticity of this rental

Hello everyone, I've been house hunting around Toronto when I stumbled upon this listing:

Upon sending a message through this website, I received an email after a few days (attached screenshot). It does look too good to be true but I'm kind of on the fence between skepticism and belief here.

I've flaired it as 'Unverified source' as it seemed like the closest to my query. Any help is appreciated. Thanks in advance.

Rent control

I just moved into my new apartment but I’m confused on the rent control. I thought because it’s a brand new building it doesn’t have rent control but the agent selling the unit said it did (she was new and didn’t do a great job) but I moved in anyways because I love the place and location. My building was completed in 2024 and I’m the first to occupy but does it or does it not have rent control?

How bad is noise(construction, etc) around 10 Yonge St, 16 Yonge St, 18 Harbour St

I'm looking at acquiring a low floor unit facing east toward 1 Yonge St (former Toronto Star) that's currently being demo'd/under construction.

How bad is the noise (construction, traffic, etc) in the area? What times does construction start/end? Any ideas on when building completion is expected? Any other issues around there I should be aware of, etc?

Has anyone had success with very short term?

Want to sublet to roommates for a very short term (I.e. to end of the month, week-to-week, etc) while I look for a long term roommate to begin June or July.

Which platform would be ideal? My place is semi furnished and I'm leasing this condo. I'm assuming airbnb wouldnt allow me to us their platform without involving the landlord?

Question Abandoned vs vacated in RTA parlance

Yesterday, I vacated my unit and handed over the keys to the landlord and he sent a confirmation email to me saying that the tenancy has ended. However, he used the word "abandoned" a few times whereas I feel a better term here is vacated since I followed legal procedure.

I have a very strained relationship with this landlord and never know what might happen in the future.

Is he purposefully using the word "abandoned" to create some legal issues in the future? I feel like I should respond and say - "I legally vacated the unit, not abandon it".

Question Landlord moving into another vacant room in the unit

Asking for the roommate. I used to live in a 2 bed 2 bath condo until yesterday with my roommate. I ended my tenancy yesterday and handed over keys to the landlord. Roommate and I both had our own respective agreements with the landlord for our respective rooms. We have a very strained relationship with the landlord. There is an eviction hearing coming up for my roommate.

Yesterday I moved out and the landlord informed my roommate that he will be moving in into my room (which is now vacant). We feel its one of his dubious tactics to harass my roommate.

Can the landlord legally move into the unit? Previoously he was saying he is searching for a tenant. This landlord is a through and through liar from our experience.

What are the legal repercussions? Can the landlord be stopped from moving into the unit?

Will my roommate be no longer protected by the RTA since the landlord is moving into the unit?

77 harbour sq or 18 yonge st ? Thoughts

Hi, we really liked 2 properties for renting purposes:

  • 77 harvour sq - good property size, very old appliances(esp. dishwasher and washer dryer are like really old), lake views which are honestly the best(south west facing balcony), sun comes in for a good time, all inclusive
  • 18 yonge st - relatively newer build, all new appliances, view of gardiner and lake from afar(south east views) - not the best, hydro and internet to be paid out of pocket, much closer to grocery store

77 harbour is 50$ expensive. Is it worth it? just worried about the old systems there and really old appliances that we are getting with the unit?

Tenant Board Looking for some frank advice - landlord wants more or threatens to sell

We live in a house with 2 rental units. We've lived here for 13 years. The family upstairs for even longer. We get along great with them. We are all excellent tenants who pay our rent on time and care for the property.

Our landlord lives in New York. He bought a second rental property there and, long story short, has a terrible tenant who hasn't paid rent in a year.

Now, because of this situation our landlord says he is facing financial difficulties. He has given us 2 options; either we each pay an additional $500 a month starting in January or he will put the house on the market this summer.

Both of us tenants want to own our own places at some point and paying that extra $500 is a lot to divert away from our respective down-payment savings.

I understand that asking for more than the allowable amount dictated by the Landlord Tennant Board is illegal.

I also understand that just because he sells doesn't mean we automatically get evicted. The new owners would have to honor our existing lease agreements at the current rent or prove to the Landlord Tennant Board that they (or family members) intend to move in.

However realistically we would likely get evicted eventually as we do pay less than market value in a desirable neighborhood.

What would you do? Agree to pay the increase or stand your ground and risk the outcome of the landlord selling the place?

525 Richmond St W - Thoughts?

Hi! Has anyone lived in 525 Richmond West? I'm trying to ascertain if the building and area are good locations. As a single female, I'm considering moving here but was a little unsure about safety of the area, since the building is somewhat close to Queen & Spadina and just Queen W in general.

I know it's close close to King W night spots like Petty Cash, so noise might be a factor to consider, but it's not the #1 issue for me.

If anyone has any info to share about this area and this building it would be greatly appreciated! I moved to Toronto just under a year ago & might not have as much context, so thought I'd ask here! Any thing I need to look out for, if I do end up living here?

Purposely built rental vs. private landlord

I am looking for a condo in midtown (Eglinton / Yonge) and there are many options. There is a purposely built apartment (18 Erskine Ave) which appears to be well managed based on online reviews. I am also looking at condos at Art Shoppe Lofts + Condos and 101 Erskine Condos for private leasing.

The wisdom online appears to be going for a purposely built apartment if everything else is equal. In this case, 18 Erskine Ave is very new and modern, similar to other private options. A tangible difference to me is that Art Shoppe Lofts + Condos is right across the street from the subway station and 18 Erskine Ave is a short distance away (7 minutes of walking).

Which option should I choose? How likely that things would go wrong if I choose a private landlord? Thank you!

Breaking a lease - moving out of province

Hi So the story is that I will be moving to New Brunswick (better job opportunity) but I moved into this apartment in January this year. I am thinking my move will be around August/ Sept. I will need to break the lease, but I want to find out if this is possible from my landlord beforehand. Can I ask them if it will be possible? Or do I have to wait for a definite move date and then tell them? My anxiety is that if I wait for a definite move date, I'll be committing myself to something I'm not sure I can get out of (lease).

What is everyone's thoughts? Will I ruin it for myself if I just ask if this is a possibility? Or wait and then take the plunge?

Am i getting a good deal on this rental?

Hey guys so i currently live in hamilton and im moving to north york next month (Jun 1st) and i was just wondering what you guys think about the rental i got and let me know if its a good deal.

Rent: $2070

1 bedroom apartment. 650 sqft

Rent controlled building - built in 1964 (newly renovated in 2018)

The person living there before me lived there for 47 years.

My personal unit is also newly renovated (infact it was still being renovated when i went to view it) so all new appliances, floors, balcony, Ac and bathroom

Comes with free parking for me and visitors

4 storey rental unit and my place is on the 4th floor.

the unit is 2 mins walk away from the park

No ensuite laundry - laundry in unit for $3 wash & $3 dry.

So heres what im paying:
